At The Dime Bank, we believe that access to homeownership is key to strong communities. Our affordable lending programs aim to support homeownership by providing opportunities to low-to-moderate income customers and communities as well as first-time home buyers.
With The Dime Bank’s Affordable Lending Program, you get the benefit of increased buying power with:
- Lender Credit: a lender credit for 1.5% of the loan amount to help cover closing costs.
- Waived fees: Loan Level Pricing Adjustment (LLPA) fees will be waived. LLPA fees are risk-based fees imposed by mortgage companies based on the LTV, credit score, and special loan characteristics of an application.
- Low Down Payment: a low 3% down payment option that can come from a variety of sources.
- Education: financial literacy education for borrowers utilizing this program may be required. Education can be obtained by a HUD-approved counseling agency or Mortgage Insurer, Freddie Mac’s Credit Smart ® Homebuyer U, or by NeighborWorks NEPA.
- Income: borrower income must be 80% or less than the Area Median Income to be eligible. Area Median Income is calculated yearly by the Department of Housing and Development (HUD) and can be found on HUDs website.
We also participate in Freddie Mac’s Home Possible® mortgage program to get you in the home of your dreams with a mortgage that is right for you, no matter what stage of life you are in!
